Brisbane 2032 Accommodation: When to Book

Brisbane's inner city — where the rooms fill first.

If you're planning to be in Brisbane for 2032, book accommodation as early as you sensibly can. Southeast Queensland is facing a serious room shortage. The region has about 46,000 hotel rooms, less than half of Paris or Los Angeles, and new supply is running well behind target. Well-located places are likely to sell out fast and cost more during the Games, so the visitors who plan ahead will get the better rooms at the better prices.

TL;DR
  • Brisbane needs about 10,000 more hotel rooms by 2032. The current development pipeline covers less than a quarter of that (Property Council of Australia / CBRE).
  • Southeast Queensland has ~46,000 hotel rooms — under half of Paris (133,000) or LA (120,000).
  • Book early, ideally on free-cancellation rates, so you can lock a place now and upgrade later.
  • Overflow options: apartments, short-stay rentals, suburban pubs, and the Gold Coast / Sunshine Coast by train.
  • Expect higher prices during the Games window.

How bad is the shortage, really?

Bad enough that the tourism industry is proposing to park ships in the river over it. Analysis by the Property Council of Australia and CBRE puts Brisbane about 10,000 hotel rooms short for 2032, with the current development pipeline covering less than a quarter of that gap. Some operators warn the broader Southeast Queensland shortfall could reach 30,000 rooms. In the past year barely one new hotel opened across Brisbane, the Gold Coast and the Sunshine Coast, despite record occupancy.

In August 2026 the Queensland Tourism Industry Council and the Australian Cruise Association went public with a proposal to moor cruise ships as floating hotels for the Games. We've covered whether that could actually work — the short answer is that Brisbane's cruise terminal takes one ship at a time, and at previous Games those berths went to officials rather than spectators. Treat it as a signal of how tight things are, not a plan you can book.

So when should you book?

Sooner than feels necessary. You don't need to commit money you can't get back. The trick is to book flexible, free-cancellation rates as early as they're available. That locks in a place near the action, and if a better-located or cheaper option opens up later, you re-book and cancel the old one. Waiting for "official" packages is the riskier play when the rooms themselves are the bottleneck.

Worth knowing: there's still no confirmed date for Brisbane 2032 tickets going on sale, and on the Paris timeline sales open around two years out. Rooms will be gone long before the ballot is decided, so don't wait for one to sort the other.

Book while it's still free to change your mind

Southeast Queensland has about 46,000 hotel rooms, less than half of Paris, and new supply is running well behind target. Rooms in good locations will go long before ticket ballots are decided. A free-cancellation rate costs nothing to hold and locks today's price.

Where to stay if the inner city fills up

If central hotels are gone or pricey, you've got real alternatives. Apartments and short-stay rentals add capacity and suit families. Brisbane is also encouraging suburban pubs to add rooms, and redeveloping just 20 pubs could add more than 1,600. And the Gold Coast and Sunshine Coast, both connected to Brisbane by train, will absorb plenty of visitors; staying a little out and commuting in is a perfectly good play if you don't mind the travel.

What about prices?

Plan for them to rise. Brisbane is already seeing record occupancy and climbing room rates, and tight supply against Games-level demand pushes prices up during the event window. That's another argument for booking flexible rates early: you fix tonight's price before the surge, and keep the option to change your mind.

FAQ

Is there enough accommodation for 2032?

Not currently. The Property Council of Australia and CBRE put Brisbane about 10,000 rooms short, with the pipeline covering less than a quarter of the gap. Some operators warn the wider Southeast Queensland shortfall could reach 30,000.

How many hotel rooms does Brisbane need for 2032?

About 10,000 more than it has (Property Council of Australia / CBRE). In the past year barely one new hotel opened across Brisbane, the Gold Coast and the Sunshine Coast, despite record occupancy.

When should I book?

As early as you can, ideally on free-cancellation rates so you can lock a place and re-book if something better appears.

Where will people stay if hotels sell out?

Apartments, short-stay rentals, suburban pubs, and the Gold Coast or Sunshine Coast by train.

Should I stay on the Gold Coast or Sunshine Coast instead?

It's a fair option. Both are on the train line into Brisbane and will take a lot of the overflow. You trade travel time for availability and probably price.

Could cruise ships be used as floating hotels?

It's been proposed, but Brisbane's cruise terminal takes one ship at a time and at past Games those berths went to officials, not spectators. A signal of how tight supply is, not a plan you can book.

Will prices go up?

Expect higher prices during the Games period, given record occupancy and limited supply.
